1. About these terms

These terms apply to every booking and every stay at Bubble & Bloom B.V.: the bubble tent with a wood-fired hot tub on a spot of your own in the forest in Zuidoostbeemster, about 20 minutes from Amsterdam.

“We” means Bubble & Bloom B.V. “You” means the person who books, and anyone staying with them. Our company details are at the bottom of this page.

Arrangements that differ from these terms apply only if we have confirmed them with you in writing.

2. How a booking is made

You book through Lodgify, our booking system. That is where you see availability and the price at the moment you book.

The booking is confirmed once you have received our confirmation by email. If anything in it is wrong, tell us straight away.

  • The bubble tent is for a maximum of two people.
  • You can book from one night; there is no minimum stay.
  • The booking is in the name of the person who books. That person is our point of contact and is responsible for the stay.
  • Whoever books is 21 or older. We do not ask for identification on arrival; check-in is contactless.

3. Prices and payment

The price shown in Lodgify at the moment you book is the price for your stay. Payment also runs through Lodgify.

Any add-ons you book come on top of that price. You see what an add-on costs before you confirm it.

  • You pay half the amount at the moment you book. The remainder is due at the latest twenty days before you arrive. Exactly what you pay when is set out in your confirmation.
  • We do not ask for a security deposit.
  • Tourist tax is not included in the price of the stay. It is shown separately with your booking, so you can see where the amount comes from.

4. Gift cards

A Bubble & Bloom gift card is valid for 24 months. The balance can go towards a stay and towards the add-ons we offer.

A booking paid for with a gift card is subject to the same terms as any other booking.

  • If the booking comes to more than the balance, you pay the difference. If it comes to less, the remainder stays on the card.
  • A gift card cannot be exchanged for cash.

5. Changes and cancellation

If you want to change or cancel your booking, tell us as soon as you can. The earlier we know, the more we can do.

What happens to your payment depends on how late you cancel. You see the same arrangement in Lodgify before you complete the booking, and it is in your confirmation.

The statutory fourteen-day cooling-off period you have when buying online does not apply to accommodation booked for an agreed date. That is not our choice but the law's: article 6:230p of the Dutch Civil Code excludes accommodation made available on a set date. Your booking is therefore final straight away, and what happens if you cancel is set out below.

  • If you cancel fourteen days or more before your arrival date, you get back half of what you have paid at that point.
  • If you cancel after that, or do not show up, nothing is refunded.
  • Moving your stay to another date is possible only by arrangement and only if that date is free. Do ask us; the earlier you know, the better the chance.

6. If we have to cancel

It can happen that we cannot let a stay go ahead, for instance because of damage to the bubble tent or a situation beyond our control. We let you know as soon as we can and contact you personally.

You then choose: a new date that suits you, or a refund of everything you have paid at that point. If you choose a refund, the money is back in your account within fourteen days.

7. Arrival and departure

Check-in is from 3pm, check-out is until 11am.

Check-in is entirely contactless. Before you arrive you receive the instructions and an access code. You get the address after booking, together with directions; until then we keep it private.

You park free of charge on our own grounds.

8. House rules

The forest is a quiet place. We ask you to keep it that way, for yourself and for the surroundings.

  • The stay is for the two people it was booked for. Visitors are not allowed, not even during the day.
  • Pets are not allowed.
  • Smoking is allowed outside only. There is no smoking inside the bubble tent.
  • From 10pm onwards we ask you to keep it quiet.
  • Treat the bubble tent, the hot tub and everything around them with care.
  • Only light a fire where it is meant to be lit, and never leave a fire unattended.
  • Leave the forest as you found it.

9. The hot tub and safety

The hot tub is wood-fired. You light it yourself; everything is laid out for you and you get an explanation of how it works. Count on about an hour per ten degrees.

Use of the hot tub is at your own risk. Follow the instructions we give you.

  • There is fire, hot water and hot parts. Take care, including when getting in and out.
  • Do not use the hot tub under the influence of alcohol or medication.
  • If you have any doubts for health reasons, for example during pregnancy or with heart problems or low blood pressure, check with your doctor first.
  • Do not take glassware into or around the hot tub.

10. Liability

You stay with us at your own risk. That applies to the forest, the hot tub and everything you do there.

Damage to the accommodation or to our property is charged to the person who made the booking. Report damage to us straight away, even if you think it is minor; then we sort it out together.

We are not liable for loss, theft or damage to your own belongings, nor for damage caused by anything outside our control.

Our liability is limited to the amount you paid for the stay, except in cases of intent or deliberate recklessness on our part.

We do not require you to take out cancellation or liability insurance. Whether you do is up to you.

11. Weather and circumstances beyond our control

You sleep outdoors, in a forest. Wind, rain, cold and snow are part of the stay and are not in themselves a reason to cancel free of charge.

In extreme weather, such as a severe storm, the stay may not be able to go ahead safely, or the hot tub may not be usable. Safety comes first.

By circumstances beyond our control we mean anything outside our power: extreme weather, a utilities failure, damage to the accommodation or a government measure. What happens then is set out under “If we have to cancel”.

12. Complaints

Is something not right? Tell us during your stay. Most of the time we can fix it on the spot, and that is when it helps you most.

If we cannot resolve it together, send your complaint by email. Describe briefly what happened and when, and we will take it from there.

You receive a reply within fourteen days. If we need longer to look into your complaint, we will tell you within those fourteen days when you can expect an answer.

We are not affiliated with a disputes committee. If we cannot reach agreement, you can bring the dispute before the Dutch courts. See the final article.

14. Applicable law and changes

Dutch law applies to these terms and to your booking. Disputes are brought before the competent Dutch court.

These terms may change. For your booking, the version that applied at the time you booked is the one that counts.
